Tim Ernst

Tim Ernst has been working in real estate for over four decades and started his first company, Terra Marketing, in 1982. Through Terra Marketing, he represented buyers, sellers, owners, and tenants of commercial real estate, assisting clients with their real estate goals. Mr. Ernst also later cofounded Terra Foreclosure, which served as Trustee for banks and other lenders in Arizona, ultimately becoming one of the largest Trustees in the state.

Throughout his career, Mr. Ernst has acquired, renovated, leased, financed, and resold numerous real estate assets. Asset categories he’s worked with include office, retail, industrial, hotels, mini storage, and vacant land.

Mr. Ernst has previously served as Chairman of the Legislative Committee of the Phoenix Board of Realtors, President of the Valley Commercial Division of the Phoenix Board of Realtors, and Chairman of the Ethics Division of the AZ Real Estate Association. He was also awarded the CCIM designation (Certified Commercial Investment Member of the National Association of Realtors) and became a Certified Instructor in Real Estate Professional Standards for the Arizona Association of Realtors.  

In 2020, Mr. Ernst reduced his real estate holdings and pivoted into private money loans. By 2023, he had founded Private Money Funding, LLC, a private money real estate lending business. Through PMF, he uses his years of real estate experience to help investors expand and diversify their portfolios with stable real estate investments.

For over twenty years, Mr. Ernst has also originated private money loans to owners of Commercial properties utilizing funds from his family trusts, Weil Ernst Trust and Ernst Family Trust. During that time his trusts have originated and acted as loan servicer on over $100 Million of private money loans. 

Mr. Ernst’s experience as a real estate broker, investor and developer enables him to analyze properties to identify risks and opportunities. His relationships with brokers and active investors of properties help him source borrowers and private money lenders.
